This is a “plain language” and very limited version of the HVTIA Rules and Regulations. You can read the full version in the homeowners copy of the HVTIA Rules and Regulations.
- ENFORCEMENT: The HVTIA Board has the authority to enforce our rules and regulations as necessary to protect the general welfare of all property owners.
- MAINTENANCE: If a homeowner refuses to make reasonable repairs and maintain their property in accordance community standards, the Board has the authority to have the work done and charge the cost back to the owner.
- CARPORT INTERIOR: When visible from the street or neighbors’ property, carport interiors must be kept neat and orderly and should be cleaned at reasonable intervals.
- GARBAGE: Garbage and recycle must be placed in secured covered containers. Garbage and recycle containers must be returned to the carport storage the same day of pick up. Garbage strewn about by storms, animals or other causes needs to be cleaned up promptly by the property resident.
- CARPORT ACTIVITY: Persistent, repetitive, or long-term activity that can reasonably be deemed as unsightly, annoying, or a fire hazard is not permitted in carports. Line drying of clothes or any item can only be done on a temporary basis and contained completely within the carport.
- PETS: Household pets must be leashed and under control outside of the townhome at all times. All droppings must be cleaned up immediately and disposed of properly. Droppings within the resident’s property must be cleaned up weekly. No animals can be kept outdoors on a homeowner’s property.
- SIGNS: Commercial signs are not allowed except “For Rent” or “For Sale” signs.
- EXTERIOR PAINT: All townhome exteriors and patio walls must be painted “Navajo White” in a non-glossy finish. The required brand of paint to be used is from Dunn Edwards, color SP60. Carport ceilings and patio entry doorways are exempt from Navajo White.
- ROOF ACCESS: Roof access is limited to resident or service personnel maintenance and fire or emergency personnel.
- DRIVEWAY: Maintenance of driveway is the homeowner’s responsibility.
- TOWNHOME ADDITIONS OR CHANGES: Additions, alterations, or enhancements to original structures or any additions must have detailed plans submitted to the Board for approval PRIOR TO THE WORK BEING STARTED. The Board can deny any structural changes deemed not consistent with the look and aesthetic appearance of the community. Common wall changes, in addition to Board approval, require the written approval of both owners.
- LANDSCAPE ADDITIONS OR CHANGES: Changes to plantings or non-plant landscaping for either private or common area outside the townhome footprint must be submitted in writing to the Board for approval.
- COMMON AREA PROPERTY DAMAGE: Homeowners are financially responsible for repair of any damage to Common Areas by the homeowner, the homeowner’s tenants, or the homeowner’s or tenant’s guests.
