What is the governing structure of the HOA?

We are a non-profit corporation. The association is self-managed through a Board of Directors.

How large is the HOA?

HVTIA was built between 1969 and 1971 and consists of 50 individual units, a clubhouse, and pool/spa area.  The association sits on 10 acres of property comprised of old growth Aleppo pine, juniper, palm trees and a mix of mesquite, palo verde and citrus trees.

Are there monthly dues and if so, what do they cover?

HVTIA does levy monthly dues for each unit. Dues cover the operating expenses of the association as well as contribute to a capital fund for roads and other large projects. Operating expenses include general liability insurance for the clubhouse, and maintenance of the pool/spa area. Dues also cover landscape service for all common areas, common area irrigation, and tree maintenance.

Are there any community events in the HOA?

HVTIA typically holds a fall community clean up initiative. This includes providing dumpsters to get rid of building materials, unwanted fixtures, carpet, and other non-hazardous waste items. Hazardous waste collection is also encouraged with HVTIA volunteers delivering the items to the Pima County Household Hazardous Waste location.

What insurance do owners need to carry on their home?

Each owner is required to carry exterior/interior home insurance and fire insurance with $500,000 liability/occurrence.  HVTIA carries general liability insurance for the clubhouse, pool/spa area and the common areas.

How is trash pick-up handled?

Owner dues include weekly trash and recycle collection.

Are there pet rules in the HOA?

Pima County has a “Leash Law”.  Pets must be on leashes except when in private, enclosed areas.  According to Pima County Health laws it is mandatory that pet droppings be picked up and disposed of immediately.

Are there rules on home painting, plantings and appearance?

Each homeowner is responsible for painting their townhome exterior along with their walled areas. HVTIA does require all townhome exteriors to be painted white, specifically using Dunn Edwards Navajo White, color SP60.

There are no restrictions on plantings within carports or patio areas (footprint).

Our community CC&Rs, and our Rules and Regulations provide specific information on appearance. In general, carports should be clean, orderly, and swept as needed. Maintenance, safety, and unit appearance are monitored periodically for compliance.

Is there separate guest parking?

Guests may park in an owner’s carport and driveway. There is also designated parking next to the clubhouse. Guests may park in other owners’ driveways only after getting the owner’s approval before guests arrive.
